The Austin and Central Texas residential real estate market continues to move through an important transition. After the extraordinary seller’s market of 2021 and early 2022, the market has gradually shifted toward greater balance, with more inventory, fewer bidding wars, and considerably more negotiating power for buyers.
The latest Austin Board of REALTORS® MLS data through July 2026 shows an interesting development: although home prices remain well below their 2022 peak, the market is showing signs of stabilization. At the same time, inventory has declined substantially from 2025 levels, while closed sales have improved.
In other words, the market in 2026 does not look like the overheated market of 2022—but it also does not look as weak as some of the numbers from 2024 and 2025 might suggest.
