Two builders, Ashton Woods and Trendmaker Homes will start to presale lot and floorplan in the brand new, gated community Lakes Edge soon (as early as July 2017). I have received numbers of inquiry on the new gated Eanes ISD Lakes Edge community, and it’s understandable that many potential buyers are looking for new construction houses in the top notch Eanes ISD, since there have not had any new homes in Eanes recently years after the close out of Senna Hills. High quality new homes with price range in 500K to 600K will be very attractive considering houses in the nearby Eanes neighbor are way above this range.
The Lakes Edge community was expected to see first move-in ready house on the second half of 2017, and we are eagle to see how the development is going.
I went to visit Lakes Edge Community on the first day of the July, and took some pictures. As you can see, construction is underway for the roads and utilities. There is no sign of any houses, or any land/lot subdivision.

AUSTIN, Texas – Jan. 18, 2017 – The December & Year-End 2016 Central Texas Housing Market Report released today by Austin Board of REALTORS® reported 2016 as another record-breaking year for Central Texas home sales, while also showing signs that the housing market could begin to normalize in 2017.
“The Central Texas housing market is slowly beginning to align with long-term historical trends. Homes are spending more time on the market and the pace of both home sales and price growth is slowing,” said Brandy Guthrie, 2017 President of the Austin Board of REALTORS®. “This normalization does not necessarily mean a weakening housing market, but a return to less aggressive market conditions.”

AUSTIN, Texas – Dec. 15, 2016 – Single-family home sales experienced double-digit growth across the Austin-Round Rock Metropolitan Statistical Area (MSA) in November, according to the November 2016 Central Texas Housing Market Report released today by the Austin Board of REALTORS®.
Aaron Farmer, 2016 President of the Austin Board of REALTORS® said, “This end-of-year surge in home sales is an unusual and welcome surprise to what’s typically the lowest months for Central Texas home sales volume during the year. Home sales throughout 2016 continue to be fueled by our region’s steady population growth. At the current pace, 2016 will likely turn out to be another record year for Central Texas home sales.”

Aaron Farmer, 2016 President of the Austin Board of REALTORS® said, “Home sales typically slow down in the fall, so it’s encouraging to see a surge of sales within Austin’s city limits last month. Much of this growth is being driven by new home sales in the city, which are up nearly 38 percent year to date. Homes within Austin’s city limits continue to be in strong demand, despite having a significantly higher price point than housing stock in surrounding areas.”

Living in Central Texas, air conditioner is your best friend during summer time. However, it could give you headache if it’s not well maintained. Lot of my clients ask about air conditioner maintenance tips, since air conditioner is heavily used summer, a regular maintenance and take-care will avoid a lot surprise and extend A/C’s life span.
Here are something I will recommend my client do:
♦ Always replace the A/C filters every month during summer time and every two months during winter time. This is very important since a clogged filter will reduce the air flow through the A/C, degrade the efficiency and even cause frozen internally. This is the most important while easiest maintenance every homeowner should do. Landlord must make sure their tenants do it too .
♦ Always add bleach in the air conditioner drain once every year during summer time. Mold, mildew and algae will grow
